A home stager creates a lifestyle that buyers want to aspire to through methods of rearranging, organizing and in many cases adding or editing furniture and home decor. Making your home more desirable will get money in your pocket quickly. Who wouldn’t want that?

about-2 Born in Princeton, NJ, I grew-up around my father’s construction business learning how to do small fixes around the home. As a child, I loved to design my room, rearranging furniture over and over again. When I turned 18 I left my job, education and home in New Jersey to seek out life’s opportunities. While I wanted to move out west I found myself living in New York City, partying it up! A few months into the club scene I found myself wanting more, so a friend found me a job as a Waitress (not a glamorous job), but it did lead me to one amazing person, the man who hired me is my current companion of 15 years, Sal Arena (more on that story in a minute). Waitressing led to a Processing Manager position at a mortgage company for two years, before becoming a Supervisor for a TV spot sales company in Manhattan. As my salary and job title increased, I found myself unenthusiastic about the daily grind I was working full-time during the day and going to college fulltime at night in an attempt to become a TV Reporter. On 9-11-2001, I was on the 59th street bridge heading to work when I saw the second plane hit the Twin Towers, the surreal scene didn’t scare me though, in fact I was drawn to the towers and when everyone was running away from downtown I (along with Sal) found myself walking from the Upper East Side down to the chaos. Witnessing that experience gave me the determination to move forward and I received a Bachelor’s Degree in Communications and Photography in 2004, which I successfully used in the news business as an Emmy Nominated multi-media journalist for over six years. Now, you may be wondering what does television reporting have to do with home staging—well, I’m a creative, high-energy, multi-tasker that works well under pressure and tight deadlines, plus I have an eye for detail and design. By using compelling images I’ve been able to emotionally connect viewers to each story and I’ve used that technique to attract potential buyers to homes. In 2009, I became a Certified Home Staging Professional trained through Home Staging Resource. I was also trained by HGTV Star Matthew Finlason of “The Stagers” focusing on target staging and lifestyle merchandising to showcase spaces that aspire to buyer’s dreams

n. about-4 Fast forward to October 29, 2012, the longest night I’ve ever endured! Sal and I were in the kitchen of our house when water started seeping in through the baseboards. We scurried our two dogs and two cats upstairs as we tried to save what we could off the first floor of our home. Within 10 ten minutes, 10 years of our life together was destroyed in 4-feet of our water. Superstorm Sandy ruined our first floor, including my home office where I ran Stylish Stagers, Inc. Despite the tireless months it took to rebuild, I was able to learn the process of exactly what it takes to construct a home from the subfloor up, which has come in handy on staging projects. It’s always been my initiative to educate home sellers on ways to prepare and showcase their home for sale. That’s why I’m not only an active member of the Real Estate Staging Association (RESA), but I’ve created a series of “how to” home staging videos that have been watched nearly 100,000 times on Youtube and has helped me reach home sellers near and far. My goal is “to make home staging a real estate standard.” To date, I’ve been interviewed by CNN Money, Long Island Weekly and I’m a contributor for Mann Report Residential.The feedback from these videos has now inspired me to create the Stage 2 Sell Strategy, an online program for home sellers that provides step-by-step “secrets” home stagers use to prepare homes for sale effectively. This new venture has given me the chance to come full-circle, using my reporting background to help home sellers everywhere (regardless of budget) prepare their home properly to attract the most amount of buyers in the shortest period of time. When I wake up in the morning, I’m excited to start my day helping others create a lifestyle they aspire to. In many cases I even get homeowners to fall in love with their homes again. Out of the 4 seasons: Summer is by far my favorite! I have a ton of shoes, second to shoes, I like collecting wing back chairs. After Superstorm Sandy we’re buying old furniture and refinishing each piece for our house. (Watch Videos) My animals: two dogs (Coco & Sasha), two cats (Remi & Tigz), they apologize in advance if you see or hear them throughout my videos. Love painting both on walls and canvas. 26.2 Miles that will be my longest run at the 2013 NYC Marathon in November. I’m the oldest of four siblings (so yes, it’s my way or the highway.) This video tells a tale of 7 home buyer turn offs, sellers should beware of before putting their home on the market!!

1. Dirt and Grim is the first way to make buyers scream!!! By not cleaning your home, you're showing buyers that you don't care and if you don't care about cleaning what else isn't being maintained in the home? The boiler, foundation cracks, a leaky roof???

2. Speaking of leaky, leaving water stains untreated around your home is a big red flag for buyers. While the leaky roof or sink may now be fixed, buyers will look at the stain and see dollar signs is there a structural or mold problem...two issues that costs thousands to fix.

3. Foul odors will have buyers running to the door. Cooking, smoking, pets and mildew or mold are offensive smells that can leave much to be desired in a home. By leaving these smells to linger you'll be distracting buyers from focusing on the home's positive features.

4. The fourth way a seller can frighten buyers is by having unwated guests. Some insects and pests invading your home are unhealthy and can cause major damage to the home's structure. Be sure to look closely at your interior and exterior signs of breaking and entering, also look to professionals to help control infestation. 

5. Another frightening scene being played out during showings can be hanging right infront of you. Wallpaper always scares buyers off because of the labor and cost to peel it down. Do yourself a favor and remove it before putting your home on the market so you avoid low ball offers. It will most likely cost less than the costs buyers had in mind to fix it.

6. Another gut-wrenching home decor faux pas has to do with popcorn! No not the kind of popcorn that you eat, the kind of popcorn that hangs high above you. Popcorn acoustic ceilings from the 60's and 70's are a major turn off for buyers. They not only date the space, but removing the white stuff in the entire home can be a huge costly mess. If you're not willing to tackle this project as a seller, how can you expect buyers to without an incentive....psst...I mean buyer credit!!

7. The last way to turn off a buyer, and in my eyes the most offensive is misrepresenting your home online. If you're expecting to see a home like this......and it ends up looking like this well....the buyer is going to be mad and disappointed, even feel betrayed because you didn't disclose the right information and wasted their time.

In this video I wanted to show you a lighting technique I learned from HGTV's star matthew finlason from the stagers.

Creating light and bright spaces is an important part of the home staging process and is a low cost solution that can bring you a 299% return on investment according to homegain's 2012 national home improvement survey and I talked about ways to lighten up your home in a previous video, that you can go check out after this one. 

So, one of the ways you can improve the quality of lighting in a room is to add table and floor lamps. But how many lamps do you need and where exactly do you place the lamps in the room? The answer is Matthew Finlason's the triangulation effect. 

Basically in order to add drama to your design you need to strategically place lamps around the room so that it's equally lit to maximize the space. The traingulation effect uses three sources of light to essentially create a triangle if you drew it out on a design sketch like this.

You can mix and match lighting fixtures to create this traingle. And remember the more light sources you have in a room the more spacious it will appear to buyers.

Home Staging Tips for Your Pets



As a proud owner of two dogs and a cat, I understand when homeowners are hesitant about removing their pets during the home selling process. It's hard to see past the hairy couch where they cuddle up next to you while watching your favorite show, those chewed-up spots on your molding during their teething phase, or toys flung all over the place after playing fetch (yes even my cat can fetch). That's why many times Realtors end-up with a snapshot of their client's furry little friends, rather than those magnificent built-ins. Unfortunately, animals don't sell a home and in many cases they hinder the buyer from even considering the property. According to the Humane Society, more than half of homeowners don't own pets, making it clear that not every buyer is going to be animal friendly. 

Before putting your home on the market, get an honest assessment from a home stager, neighbor, or friend to determine what needs to be done to conceal your animals from potential buyers. Here are some products to manage your pets during the selling process. 

Curb appeal is top priority during the selling process and when your 4-legged friend decides to use your front lawn as their bathroom, brown spots can appear. The chemical balance of dog urine burns the grass. While watering the grass often deters stubborn spots, you can also use Dogonit (the cure) to help repair your grass. 

Inside, pet hair and odor are the biggest problems. Odors can make or break a deal. If your home smells, don't plan on having buyers stay long. To avoid litter box odor use The Scoop Free Automatic Litter Box it scoops away the contents and contains the smell for weeks at a time. You can also use Fresh Wave Odor Neutralizing Super Gel, safe for people and pets by using five essential oils to neutralize unwanted odor. For pet hair, homeowners should vacuum their house daily. Dyson DC25 Animal Vacuum is amazing it not only promotes cleaner air but the vacuum doesn't lose suction. Make sure to vacuum the furniture as well since you never know when a buyer may stop by. To help keep up with shedding use The FURminator it removes your pet's undercoat and can reduce shedding by 90-percent. 

Like pet hair, you want to maintain their nails to avoid scratches on your hardwood floor, carpet or furniture. Pedi Paws is one of the safest ways to cut their nails without hurting them. 

To avoid any more destruction of your home while your away give them The Kong, it's a rubbery toy that stores treats and will keep your pets entertained for hours rather than having them play with your shoes, wood or furniture. While these products are a way for you to animal-proof your home when selling, you should always remove all pets items (leashes, cages, food bowls, toys, etc.), as well as, remove your pet when a showing is scheduled. 

It would be ashame to take all of these steps, but still have evidence an animal lives in your home through your MLS pictures, so make sure your Realtor or you, photograph your home rather than your loved ones. Step One - Prepare the Home on the Inside (Home Staging)
Every home seller is aware of the need to spruce up their home (product) so that it sells, but most are not aware of exactly HOW to do this. In fact, according to the National Association of Realtors, the average staging investment is between 1 and 3 percent of the home's asking price, which generates a return of 8 to 10 percent. Home sellers know they need to spend; they just need professional guidance on what to spend on in order to have the greatest return on investment.

After living in a home for more than 2 years, it is almost impossible to "objectively" view the space from a buyer's perspective and thus spend your staging budget wisely. The elements of the home that may have annoyed us originally, we no longer notice. Our homes are like our children: we are filled with sentiment about them, so that objectively altering them to fit a buyer's perspective becomes nearly impossible.

So what does a home seller do to view the home objectively and get the most from their staging budget? Hire a professional home stager who is an expert at marketing the inside of a home, so that buyers emotionally respond to each space. Buyers Need to FEEL HOME in Your Home before Making an Offer...Successful staging is the art of using marketing and decorating techniques to create an environment that buyers can aspire to: "If I buy this house, I can live like this." 

Step Two -- Get the Word Out (Marketing Campaign)
Did you know that according to the National Association of Realtors over 80% of homebuyers are ONLINE looking at photos of the homes FIRST, before they decide to drive by and visit? Make those photos count by doing these simple photo-taking strategies:
1. Turn on ALL the lights -- People want light and bright!
2. Take TONS of photos- Review the photos on your computer to choose the best grouping considering that MORE is better
3. Take OFF the Flash -- Try the photos with and without the flash for better lighting choices
4. Review the Shot - View the Room through the digital viewer for imperfections that are missed to the naked eye (ie. sheets sticking out, dirty window glare, etc.)
5. Take all ANGLES
Your real estate agent is adept at listing your home in all the venues that homebuyers are looking at in your area. Remember to think like a homebuyer and go online to review your listing. Does it visually have appeal and stand out among similar priced homes in your area? If not, go back to Step One and Two to either increase the home's attraction or consider lowering Step Three.

Step Three - Price the Home Right the First Time
Your real estate agent is an expert on the marketplace and at reading and understanding comparables.

Statistically, a home that "sits" loses its new listing buzz and ends up settling for a lower price down the road. In fact, according to a National Association of Realtors survey, the longer a home stays on the market, the further below list price it drops. Homes that sold in the first 4 weeks averaged 1 percent more than the list price; 4 to 12 weeks averaged 5 percent less; 13 to 24 weeks averaged 6.4 percent less than the list price; and 24 weeks averaged more than 10 percent less than list price. Research the homes for sale in your area and talk with your agent about introducing your home at a price that will encourage potential buyer traffic because the first two steps to selling your home will be sure to promote offers. Selling Your Home During the Holidays With Home Staging



After riding around the neighbor looking at some amazing Christmas decorations as well as some just thrown up on the house, it made me wonder what's best for home sellers to do during the holidays, decorate or not? Home Staging can help answer this question, Tori Toth home staging expert from www.toritoth.com gives you the tips to stay sane this holiday season, while on the housing market.

Sometimes it's hard enough to get sellers to agree to remove certain objects or tone-down accessories in their home or front lawn. So, when it comes time to decorate for Halloween, display pilgrims and turkeys, set-up the menorah or Christmas lights and trees, what are stagers or even Realtors to do to make sure the home still appeals to buyers?

It's hard to imagine buyers receiving a good vibe on a home if they're walking up to the door surrounded by a makeshift cemetery. Plus, they may get distracted with the holiday décor and overlook the curb appeal. While Halloween and Thanksgiving are celebrated by most, Hanukah and Christmas are religious holidays that buyers could discriminate against. So, it's important for sellers to target buyers based on your neighborhood. If your neighborhood is festive during Christmas then a buyer would expect Christmas decorations at your home, on the other hand, if you live in a "politically correct" neighborhood with a mix of religious beliefs use more generic decorations to promote Season's Greetings rather than your specific holiday.

While it's easier to take your home off the market during this time of year, many sellers can't afford to lose those months. Keeping your home on the market can be beneficial there is usually less inventory and those looking to buy are serious, but it may be hard to schedule appointments and many agents take time off then. If you do plan to keep that for sale sign up make sure you keep your decorations to a minimum.

Exterior Decorating
Keep the tinsel, garland and most of those blow-up characters in storage. The entrance should be simple. Use more natural elements: For fall add pumpkins, stacks of hay, cornstalks and don't forget to plant some mums (you can also prepare the home for spring now by planting daffodils and tulips). For winter group poinsettias and use evergreens to create floral arrangements. Door wreaths welcome all to your home and set the stage for celebrating. Use holiday colors that blend in with and dress up your home's exterior colors. Attach tree branches from your garden, gourds or flowers, and ribbons. Use a few strands of white lights for elegance or keep to a color scheme, forget about the multi-color strands this year. Most importantly, refrain from objects attributable to specific religions.

Scene Stealers Inside
During staging it's important to make focal points stand out so don't block or cover up fireplaces, stairs, and stained-glass windows those features that sell. Rooms filled with decorations can feel smaller and stops the buyer's eyes from visualizing themselves in the space. Choose specific areas to stage with festive themes. You want buyers to see themselves celebrating their holidays in your house. To do this you want to create a simple, clean, cozy space with your decorations. Set your formal dining room for Thanksgiving or Christmas dinner. Bring in a Christmas tree making sure it's not oversized. Again use natural elements to bring in texture and interest like an evergreen garland or pinecone centerpiece. Color is also important to keep in mind keep within a color scheme. Red is not only the color of Christmas, but it's an emotionally appealing color that you are able to use in the space.

Don't forget to think about what the holidays mean to you then incorporate that into your vignettes. Do you love decorating the tree? Creating a Gingerbread House? Making Apple Cider? Christmas Morning? Family Dinners? Or Sitting by the Fire? Create those imagines for buyers by  playing  into their sense to make them feel at home.

And just because you may not be able to decorate as you would in the past, you can still celebrate those traditions, take part in holiday activities and get in the festive mood through 'buyer's eyes,' it's a spirit that may result in selling your home.
